We are positively thinking about warmer days and wishing the next thaw will be the last one and we will be able to start enjoying the warmer air. With warmer weather approaching, that also brings an influx of inventory to the market.We have seen 129 homes sell in February comparing to 113 in January. That means that more homes sold in February than January and there was more inventory on the market to choose from. When this happens, prices will slightly decrease. February average for a detached home was $433,833 with January being $451,468. So houses were taking a bit longer to sell but were selling at a higher price in January. Average days on market for February was 25 with January being 47.If you are waiting for the "Spring Market" to be here before you put your home of the market you may want to reconsider that. More inventory brings more competition and with proven statistics a lower price.
